Ever wondered how rent per room accommodation works? Here’s a few key points for both tenants and owners.

  • All walking distance to City Centre and SIT- perfect for students or workers
  • Most are 5 bedrooms if not more
  • Rent ranges between $120 and $200 per week for either an individual or couple
  • Bedrooms come furnished with a bed, desk and chair and some form of storage. The rest of the house is also fully furnished
  • Rent includes power and wifi
  • For owners, these properties are a lot of maintenance due to the larger number of tenants which means more wear and tear

With the demand for rental properties continuing to rise and the supply not being able to keep up, now is the perfect time to invest in rental properties. According to Stuff.co.nz the number of inquiries on TradeMe for rentals has increased 17 percent compared to the same time the year before. The national median rent advertised has also seen a rise on the site by 3.1 percent.

Due to the increase in buying prices for homes people are renting for longer than what they used to in the past. This is what is driving the demand in the rental market which results in more competition and rising rents.
With the loosened loan-to-value restrictions in combination with the low interest rates, purchasing an investment property is now more achievable and palatable.

So if you’ve been thinking about purchasing an investment property, it seems like there is no better time than the present!

Changes in the Rental Market

There have been some changes made to the Residential Tenancies Amendment Act that are worth reading up on.

These include:

  • Tenants can now be held liable for damage
  • Landlords and property managers have to disclose all insurance information to tenants
  • The definition of residential premises has been changed
  • Testing for methamphetamine

Every rental property in New Zealand requires a working smoke alarm within 3 metres of each bedroom door or in every room where a person sleeps. But when was the last time you checked to see if they were actually working?

With it being winter time we tend to use a lot more flammable appliances such as electric blankets or heaters therefore we are more at risk of house fires than usual.

It takes all of five minutes to test you’re smoke alarms and ensure that you and your family can stay fire safe this winter!

Banks cut mortgage interest rates after OCR drops to an all time low

On Wednesday the Reserve Bank was lead to cut the official cash rate to an all time low, as a result of the weakening job market and tepid inflation. Following this drop, banks were quick to lower their mortgage and deposit rates. So what does this mean for the New Zealand housing market? It is believed that there will be an upturn in the second half of 2019 which will hopefully mean more rentals!

November update

Well this is our first update ever on our new website. Firstly would just like to thank Back9 for making us such a cool website. You guys have been a huge part to our business and designing everything for us words can’t thank you enough. When we first started the business it was important to me to have a professional looking company and consistency through out all our design work. Now that our website is complete we now tick all those boxes.

Its been a busy few months for us at T And T. We have seen some huge growth and are in the stages of employing our first staff member, can’t wait to make the announcement once we have them all locked in.

During the mitre 10 cup we sponsored the Southland Stags and got to provide the Tee runner to each home game. The Stags season didn’t go the way they were hoping but the 5 kids who got to the run the tee out loved every minute of it and im sure it will be a life time experience they will never forget.

That is all from me at the moment but going forward hoping to provide monthly updates on what we are doing as a business and in the community.
